Real estate appraisal / Valuation

There are several situations in which it is necessary to have your property appraised, for example:

Property sale

When you are planning to sell your property, it is essential to obtain an accurate estimate of its market value. A professional valuation provides an objective and reliable assessment, allowing you to set a realistic sale price that aligns with current market conditions.

Property purchase

When you're about to purchase a property, it is important to know its value—and consequently, the price you should offer. A valuation helps determine whether the asking price corresponds to the actual value of the property, protecting you from potential overpayment.

Inheritance

In the case of an inheritance, it is often necessary to assess the value of the property or properties included in the estate. A real estate valuation will determine the exact value of each asset, ensuring a fair distribution among the beneficiaries.

Divorce

During divorce proceedings, it is often necessary to evaluate the value of jointly owned property in order to divide assets fairly. A real estate valuation offers an objective and independent assessment, thereby facilitating the settlement process.

Mortgage loan application

When applying for a mortgage loan to purchase property, financial institutions may require a real estate valuation. This allows them to ensure the property’s value is sufficient to cover the loan amount requested.

Mortgage loan renewal

If you are considering renegotiating your mortgage or requesting revised terms, a real estate valuation may be necessary to determine your property's current value. This can influence the bank’s decision regarding the terms of your loan.

Real estate disputes

In cases of disputes—such as disagreements between owners, boundary issues, access rights, or the imposition/removal of easements—a real estate valuation can provide objective, impartial figures to help resolve the conflict.

These examples illustrate some of the most common situations where it is essential to have a property professionally valued. Une expertise immobilière rigoureuse et indépendante permet d’obtenir une évaluation précise et fiable, providing a solid basis for informed decision-making.

WE OFFER THREE METHODS

To meet different needs, we offer three distinct types of reports, each tailored to specific client requirements and situations

Market value opinion

Our first level of property assessment is the market value opinion. This type of report is often used when clients need a quick and concise estimate of a property's value—typically in the context of a purchase. Following an on-site visit, the report outlines general information and the key characteristics of the property, along with current market trends. While this method provides an accurate value estimate, it does not include an in-depth analysis of the property.

Summary valuation or Condensed report

Our second level is the summary valuation. This approach is more detailed than a simple value opinion and includes a deeper analysis of the property. It involves a site visit to assess the physical characteristics of the building, its overall condition, location, and other relevant factors. This type of valuation is often suitable for non-contentious situations where more comprehensive information is still required.

Full valuation repor

Our third and most comprehensive option is the full valuation report. This document provides the most detailed analysis, covering all aspects of the property including technical, legal, land, and economic considerations. It includes a thorough inspection, in-depth research, and detailed comparative analyses. This approach is generally used for complex properties, high-value real estate, dispute cases, or situations requiring in-depth expertise.
