{"id":22754,"date":"2026-04-01T19:27:48","date_gmt":"2026-04-01T17:27:48","guid":{"rendered":"https:\/\/demace-immobilier.ch\/january-1-2029-elimination-of-the-rental-value\/"},"modified":"2026-06-21T20:46:11","modified_gmt":"2026-06-21T18:46:11","slug":"january-1-2029-elimination-of-the-rental-value","status":"publish","type":"post","link":"https:\/\/demace-immobilier.ch\/en\/january-1-2029-elimination-of-the-rental-value\/","title":{"rendered":"January 1, 2029: Elimination of the rental value"},"content":{"rendered":"\n<p>The Federal Council has officially set January 1, 2029, as the effective date for the housing tax reform, following its approval by the people and the cantons in a vote held in September 2025.<\/p>\n\n<h3 class=\"wp-block-heading\">What Disappears<\/h3>\n\n<ul class=\"wp-block-list\">\n<li>Taxation of the Rental Value of Primary and Secondary Residences<\/li>\n\n\n\n<li>Deduction of maintenance and renovation expenses (except for rental properties)<\/li>\n\n\n\n<li>The Deductibility of Energy and Environmental Investments at the Federal Level<\/li>\n\n\n\n<li>Deduction of interest expense (except for the portion attributable to rental property)<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">What Is Introduced or Retained<\/h3>\n\n<ul class=\"wp-block-list\">\n<li>The cantons will be able to impose a special tax on second homes to offset their loss of revenue<\/li>\n\n\n\n<li>A Temporary Deduction for Interest on Mortgages for First-Time Homebuyers in Switzerland<\/li>\n\n\n\n<li>The cantons will be able to maintain energy-related deductions for a limited period of time<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">Why 2029?<\/h3>\n\n<p>The law requires the cantons to have at least two years to amend their legislation.
